Setting up a project’s initial plan is the most critical step to achieving a successful outcome.  At the onset of the planning, we work with the owner to create an initial budget and schedule that meets the goals and constraints of the project. Our long history of managing capital improvement projects provides us the knowledge and benefit of lessons-learned as we formulate a well-vetted plan and build a team dedicated to delivering a facility on-time and within budget.

After properly defining the scope of services, we lead a procurement process that results in hiring the design team best suited for the project. Upon acceptance of the project’s design program, we work closely with the myriad of consultants and public agencies to navigate the entitlement process and remaining elements of the design phase. Our team monitors the master budget and all project finances while adhering to deadlines to ensure project momentum is maintained. The licensed architects on our staff are skilled at third-party design reviews, which we conduct for every project that we manage.

Wember has experience with the myriad of construction delivery methods, including hard bid, CMaR/CMGC and design-build, and will guide you through the proper delivery method selection and execution. Our team works closely with the selected general contractor to continue value engineering options, construction phasing, and safety for workers and users. We provide a detailed pay application approval process and manage quality control markers to ensure projects are delivered as specified in design documents.

From punch list to the warranty walk Wember is by your side closing out the details working towards the grand opening. Our team manages the details of moving, close-out documentation and final approvals. All project related items and systems are properly tested and managed to completion.
